Need To Sell An Inherited House? We Can Help

How to Help a Loved One Sell an Inherited Home

Earlier this year, we received a call from Heather in Wisconsin, whose Aunt had recently passed away, meaning her elderly mother had inherited her Aunt’s home that they lived in together in Texas.

Heather explained that her aunt had passed away without a Will and didn’t have any other relatives besides Heather and her mom.

Needless to say, the situation had a lot of moving parts.

“I needed to move my mother back to Wisconsin as soon as possible so I could take care of her,” said Heather. “Even though my aunt had no will, we thought we owned the property, but I honestly had no clue how to go about selling it, especially without the Will.

I reached out to Tommy hoping that he could give me some guidance and buy the house once all the details were sorted out.”

What to Do without a Will: Affidavit of Heirship

During our conversation, Heather told me that she and her mother had considered hiring a probate attorney but that it was too expensive, and paying for expensive legal help upfront was out of the question, not to mention they wanted to sell the home quickly.

Given the fact that she needed to move her mother back to Wisconsin as soon as possible, Heather was also worried about the time it would take to prove outright ownership and realize the proceeds from the sale.

I explained to them how we work with the Affidavit of Heirship process, which can be done for a fraction of the cost of hiring a probate attorney, not to mention significantly less time than the probate process.

After our initial phone conversation, Heather scheduled a time to meet and flew in from Wisconsin to show me the house. She liked my offer at her mother’s house, and we agreed to move forward.

Our first step in the process was to take care of the Affidavit of Heirship documentation to secure outright ownership of the property for them.

Finding Other Solutions

Shortly after we executed the contract, Heather moved her mother back to Wisconsin, meaning she would need to sign the closing documentation remotely and sell an inherited home.

As part of our agreement to purchase the home, we helped them secure the property after the move, handled all the closing documentation and the heirship paperwork that would enable her mother to sell the home, and even scheduled the closing to occur from Wisconsin.

After our initial meeting with Heather and her mother, we could move to Wisconsin, and trust us to handle everything else for them locally so they didn’t have to return to Texas.

The fact that Heather was out of state without a clear sense of how to get ownership of the property (much less able to do the repair work that was required to sell the home traditionally) was settled during the initial call. This allowed them to save a lot of money and time, sell their property as-is, and realize the sale proceeds.
